Firm Overview:
Swango Real Estate Counseling and Valuation, (an operating subsidiary of Swango Realty & Appraisal Service, Inc.), is in the practice of offering professional services to a variety of distinguished clients in all fields of real estate. Services include real estate and business appraisal, research and market analysis, investment analysis, business consultation, arbitration, negotiation, real estate counseling, appraisal review, brokerage, strategic litigation counseling for real estate matters, and various special studies including economic feasibility and market studies for business and real estate.

 

Dan Swango has served a variety of clients since the firm was established in 1959,including governmental departments and agencies at all levels of government, REITs, financial institutions, mortgage brokers, investment bankers, investors and brokers, developers, accountants, attorneys, buyers and sellers as well as other advisors and decision makers. The Swango staff prides itself on retaining personnel of the highest ability and integrity, on objective professional evaluation services, and most especially on the applied insight and common sense that comes from years of experience.

 

Swango has extensive real estate market information database and library, and in addition to this, employs computers to ensure that all documents, statistics and data are current. Moreover, Swango uses programs that have, over the years, been custom designed by and for Swango exclusively. To complement Swango’s diverse sources of information, consultants of various specializations are called upon as required.

Swango has individual and corporate memberships in a wide range of professional and educational real estate-oriented organizations. Individual and firm memberships include The Appraisal Institute (merged from The Society of Real Estate Appraisers and The American Institute of Real Estate Appraisers), Urban Land Institute, American Institute of Real Estate Counselors, National and Arizona Association of Realtors, American Society of Real Estate Counselors, Tucson Association of Realtors, Arizona Association of Realtors, Multiple Listing Service, The International Association of Assessing Officers, The Real Estate Counseling Group of America, and others.

 

Dan Swango:

Dr. Swango is AZ Certified General Real Estate Appraiser (#30072 ), counselor/advisor, Realtor, and educator. A graduate of the University of Arizona, his Bachelor’s (B.Sc.), Master’s (M.B.A.), and Ph.D. degrees are in Business Administration. Dr. Swango has membership in Beta Gamma Sigma, the national scholastic business honorary, and is a member of the American Institute of Real Estate Appraisers (MAI designation), and the International Society of Real Estate Appraisers (SREA, SRPA, and SRA designations), which have merged to become the Appraisal Institute. 


By invitation, he is a CRE designated member of the American Society of Real Estate Counselors, and others, including GRI of the National Association of Realtors Institute.

 

He has served for several years as the Editor-in-Chief of the Appraisal Journal of the Appraisal Institute, and currently remains on the Editorial Board of this internationally respected professional journal. He has served on the editorial board of The Real Estate Appraiser and Analyst as well. Dr. Swango is a past president of the Arizona Chapter #41 of the American Institute of Real Estate Appraisers (now Appraisal Institute), the Tucson Chapter #116 of the Society of Real Estate Appraisers, and the Tucson Association of Realtors. He has been active in professional organizations for decades and serves a wide range of top quality clients both nationally and locally.

 

Dr. Swango served on the Admissions Committee, Continuing Professional Education-Seminars committees of both primary professional organizations (‘Appraisal Institute’ and the ‘Society of Real Estate Appraisers,’ since merged into Appraisal Institute). He has had several articles published on various valuation topics. Dr. Dan Swango is Past President, recent Chairman of The Board, and charter principal of The Real Estate Counseling Group of America, Inc., a select group limited to roughly twenty nationally recognized real estate appraisers, counselors, and advisors serving local, national, and international clients. He is currently on the International Relations Committee of the Appraisal Institute.

He served with St. Joseph’s Hospital’s Board of Directors as President of the Community Relations Advisory Council. He is a co-founder and charter trustee of St. Gregory High School, a college preparatory school. He was co-chairman of the Finance Committee of Catalina United Methodist Church with a budget in excess of one million dollars.

By special invitation, Dr. Swango is also a member of the International Platform Association, was a co-founder of the Young Advisory Council of the Society and now a part of the Appraisal Institute, the Regional Advisory Council of American Arbitration Association, and is a past director of the Arizona Association of Realtors.

 

He is qualified as an expert witness in the Superior Courts of Arizona and California. Dr. Swango has served as a special consultant to the Federal Home Loan Bank Board in Washington, D.C. and Lincoln Land Institute, Harvard University at Cambridge and has been an appraiser for these as well as the Federal Assets Disposition Agency (FADA), Federal Deposit Insurance Corporation, and the U.S. Justice Department.

He has been an instructor for the University of Arizona and Pima College, as well as The Arizona Association of Realtors, The Appraisal Institute, The [International] Society of Real Estate Appraisers, National Association of Mortgage Underwriters and Review Appraisers, and others, and has been an advisor for the University of Arizona Real Estate Broker Education Program. He is currently certified under the Appraisal Institute (MAI) program of recertification.

 

He has written articles which have been published in the Australian Property Valuation Journal, The Appraisal Journal  of the Appraisal Institute, and The Real Estate Appraiser and Analyst. He is a winner of the top award of the Appraisal Journal, the Armstrong-Kahn Award, in 2001 concerning separation of realty and non realty interests in property. He is founder of the Swango Award for outstanding Appraisal Journal articles.  He is an Editorial Board member of Real Estate Issues, Journal of The Counselors of Real Estate.

While Education Consultant for the International Society of Real Estate Appraisers, he supervised writing of various courses and seminars and presently conducts and develops many national courses and seminars for various groups. He is the instructor for the Appraisal Report Writing and Valuation Analysis course of the Appraisal Institute. Dr. Swango served a number of years as Chairman of the Seminars and Continuing Professional Education subcommittees of the Society and has been on the Education, Professional Standards, Publications, and Admissions Committees and/or subcommittees of the Society, and Education, Admissions, Publications, Comprehensive Examinations Committees and/or subcommittees and Editorial Board of the American Institute of Real Estate Appraisers. Dr. Swango is a member of the American Arbitration Association - Real Estate Council.

 

Programs that he has instructed are wide and varied; they include SREA Courses 301 and 302, the most advanced courses in real estate analysis available of their type, and current Appraisal Institute courses 500, 520, and 540, advanced real estate appraisal and analysis courses, and a variety of seminars covering general and specific topics in Real Estate Appraisal and Analysis, Reviewing Appraisals (all types), Market Analysis, Creative Financing, Appraising and Loan Underwriting, Cash Equivalency, Lease Evaluation, Investment / Feasibility Analysis, Economic Feasibility Studies, Subdivision Appraising, Research Verification methods, Statistics for Appraising, Economics and Money Markets, and Federal Home Loan Bank Board’s Regulations (including Memorandum R41-C, FIRREA, and other regulatory matters and lending policies concerning property valuation), Uniform Residential Appraisal Report and The Commercial Appraisal Report Writing and Market Analysis Courses of the Appraisal Institute.  Dr. Swango, immediate past Editor-in-Chief of the Appraisal Journal of the Appraisal Institute, and current Editorial Board member.

He has taught in Macedonia for the Eastern European Real Estate Foundation and the Appraisal Institute in Korea, for the Korea Appraisal Board, and the USAID in Almaty, Kazakhstan, in conjunction with the International Real Estate Foundation and Pragma.  Before his real estate career, he had a 9 year background in television and radio.

 

         


Founder


EMERITUS: VERN W. SWANGO, MAI, SREA and CRE when retired in 1980; b1911-d1985. Vern Swango founded the firm in the mid 1950’s, and was a real estate appraiser, consultant, and analyst with over forty years of experience in various fields of real estate. Moreover, he was an appraiser for, and advisor to, many distinguished clients, private and public, and qualified as an expert witness in various courts. A member of the American Institute of Real Estate Appraisers (MAI) with special awards, he held the SREA designation (Senior Real Estate Analyst) of the [International] Society of Real Estate Appraisers, and retired as a member of the American Society of Real Estate Counselors (CRE).

He was elected a distinguished Life Member of the Tucson Association of Realtors, Inc., and was also a member of The Arizona Association of Realtors, The Realtor’s National Marketing Institute, Urban Land Institute, as well as the American Institute of Real Estate Appraisers and the Society of Real Estate Appraisers. Mr. Swango was Past-President of the Tucson Association of Realtors, Multiple Listing Service of Tucson, Chapter 116 of Society of Real Estate Appraisers, The Arizona Chapter 41 of the American Institute of Real Estate Appraisers, and served in many capacities on local, state and national levels. He was honored by receiving the Realtor of the Year Award from the Tucson Association of Realtors and the exclusive “President’s Award” from The American Institute of Real Estate Appraisers (now known as Appraisal Institute).

CAROL ANN PRUTZMAN
is a research analyst with the firm. She conducts all of the detail research for the Swango Land Sales Market Data Service. Information is maintained on both computer and in book form for distribution, publication, statistical analysis, graphing, and custom sales data research.

 


CARRIE L. CORSBY is an Administrative Assistant with the firm. With special organizational and research skills, she assists with special projects and also in the appraisal process. Mrs. Corsby’s research involves market data, mapping, and computer / internet investigations. Moreover, she assists with the firm’s record keeping, communications and computer systems.

CAROL M. SWANGO, CPA is of counsel. Currently, she is Managing Director of American Express Tax and Business Services, Tucson Office. She is a recognized CPA specializing in individual and small business tax and accounting problems and solutions, internal business organization, management and business advisory services, tax and estate planning, and business evaluation.

 


PAUL D. HENDRICKS, MAI, is an independent affiliate with the firm. He is a commercial and residential real property appraiser with considerable experience with the firm. He graduated from the University of Arizona with a Bachelor of Science with majors in Real Estate and Finance. He is a Certified General Real Estate Appraiser in Arizona.

 

Mr. Hendricks is a Member of the Appraisal Institute (awarded the MAI Designation), a Arizona Certified General Real Estate Appraiser (#30197), and is experienced in the appraisal of commercial office and retail property, industrial property, apartment complexes, special use property, urban and rural land, and ranches. Mr. Hendricks is an associate who has distinguished himself as an outstanding real estate appraiser and analyst and has over thirteen years of distinguished and outstanding service with Swango. He is current in the Appraisal Institute’s continuing education program, appraises a wide variety of property types and conducts a variety of special studies in real estate.

The firm is pleased to have been selected as a charter member and principal of the prestigious Real Estate Counseling Group of America, a consortium of 25 internationally recognized real estate counselors and academics noted for their outstanding continuing excellence in real estate valuation, research, and advisory services.

With these colleagues, offices and experienced affiliates are coast to coast in the USA including New York, Seattle, Miami, Denver, Dallas, Kansas City and many other cities.

 

Seventeen have been selected to be CRE’s, six have Ph.D.’s, and 24 have MAI designations.
